Aspect Industrial Estate in Kemps Creek is vital part of the State Significant Development at the Mamre Road precinct in Sydney. This 56-hectare estate is strategically situated near the new airport and major transport corridors, bringing 500 new jobs along with 1,200 ongoing operational positions to booming Western Sydney. Upon completion, the estate will offer an impressive 247,000 square meters of warehouse and office space.
Aspect represents a visionary approach within the industrial sector, aligning with Mirvac’s plan to deliver a premium offering that meets world-leading sustainability benchmarks. Targeting net positive carbon for the estate, the master plan includes nine state-of-the-art warehouses, each uniquely designed to achieve sustainability objectives.
The design approach for Aspect reflects an elevated standard for industrial assets, featuring a contemporary façade with a high-end aesthetic to complement its sleek interior and high-performance metrics. Mirvac’s commitment to excellence has attracted key tenant, Ceva Logistics, and is the first warehouse to reach practical completion. Ceva’s facility is the largest in the precinct, spanning 34,000 sqm, and is targeting a 6-Star Green Star rating from the Green Building Council of Australia.
The warehouse designs were conceptualised by Mirvac Design with the interiors by SBA Architects. Mirvac’s facade concept was further developed through Tilt’s detailed design process, creating two distinct types to be rolled out across the estate. The facade designs are an abstract interpretation of tree canopies, and the use of two designs adds interest and variety, while maintaining visual cohesion.
The faceted triangular steel frames are enhanced by aluminium infill panels crafted from industrial grating. This innovative approach to material selection was achieved through Tilt’s knowledge of manufacturing processes, achieving a premium aesthetic with structural integrity. Through a design-driven approach, complex geometric forms were realised for each structure, with robotic profiling used to achieve the complex angular composition.
Tilt developed the modular design to allow for multiple configurations of the same structure, creating variation while reducing costs. The design phase prioritised installation to enhance onsite efficiency, enabling the entire structure to be fully attached within a single day.
Tilt made various refinements to the geometry to enhance its visual appeal while carefully considering transport, fabrication, and repetition to increase efficiency. This holistic perspective enables Tilt to transform architectural concepts into reality and empowers architects to pursue bold and innovative designs.
Tilt’s interdisciplinary team executed and managed the project ensuring a streamlined process and providing a single point of contact and relieving the client of multiple communication channels.
Setting a new benchmark for industrial architecture, Aspect Industrial Estate demonstrates the scope for these developments to be functional, aesthetically pleasing and sustainable. As competition among developers intensifies, Tilt’s scalable and modular facade solutions offer a model that can be replicated across architectural assets, balancing commercial development goals with premium design ambition.

Alex Backler, lead designer on the façade at Aspect Industrial Estate, explained Tilt’s innovative approach to the project, “From refining the original design concept, to devising modularised manufacturing and assembling processes, we’ve ensured the project’s design ambitions and timelines have been achieved. Working closely with Mirvac in design, and the builder Qanstruct on site, the most recent warehouse structure was erected in just one day, showcasing our capabilities in design for manufacturing and installation efficiency.”
